Project Overview

I. Client Background

XX Hospitality is a well-known hotel investment and management group in the UAE, operating multiple five-star hotels in Dubai. In 2025, the group launched the renovation of a new hotel, positioned for the high-end business and resort market, with extremely high requirements for fire rating, environmental performance, and decorative effect of materials.

The hotel's public areas and guest rooms required large quantities of materials for wall substrates, ceilings, and feature walls. All materials had to obtain UAE Civil Defense (DCD) fire certification before they could be used on site.

II. Challenges and Requirements

The project posed three major challenges to the material supplier:

1. Strict Fire Rating Requirements

• Public areas and guest room wall substrates and ceilings required B1 fire-retardant plywood

• Corridors and guest room feature walls required B1 flame-retardant WPC wall panel

• All materials had to obtain UAE Civil Defense (DCD) fire certification and comply with local fire department approval

2. Simultaneous Delivery of Multiple Categories and Specifications

• The project involved 6 different specifications of fire-retardant plywood and WPC wall panels

• The supplier needed coordinated multi-category production capacity to ensure simultaneous delivery and avoid project delays

3. End-to-End Technical Support

• The client needed assistance with material submission, installation guidance, and edge finishing design

• Materials had to adapt to Dubai's hot and humid climate, without deformation or delamination over long-term use
